ALTA Survey

An ALTA survey is a detailed boundary and improvement survey of commercial real estate prepared under standards established by the American Land Title Association — typically required by title insurers for extended coverage and by most CRE lenders.

What it means

An ALTA survey documents exact property boundaries, easements, encroachments, improvements, utilities, and other title-relevant features on the property. The 2021 ALTA/NSPS Standards are the current reference. Optional 'Table A' items add specific coverages (zoning compliance, flood zone, access, utilities).

Cost typically $3K–$15K depending on property size and complexity. Takes 3–6 weeks. Required for almost all commercial real estate transactions where title insurance extended coverage is sought.
