Build-to-Suit

A build-to-suit is a development transaction in which a developer constructs a property to a specific tenant's specifications and delivers it under a pre-signed long-term lease.

What it means

Build-to-suit (BTS) is common in industrial, retail, and office. The tenant commits to occupy before construction starts, the developer finances and builds, and the tenant takes occupancy on a long-term (typically NNN) lease when complete.

BTS transactions transfer construction risk to the developer in exchange for yield-on-cost spreads above market cap rates. They are often structured so the developer can sell the stabilized asset at delivery or shortly after to an institutional buyer.
