CBD (Central Business District)

The central business district is the primary urban commercial core of a metro — the densest concentration of office towers, retail, and premium real estate.

What it means

Every metropolitan area has a CBD (NYC's Midtown, Chicago's Loop, LA's Downtown, etc.). CBD real estate commands the highest per-square-foot rents and tightest cap rates in the office and retail sectors.

Post-2020, CBDs in major U.S. cities have varied widely in recovery — some back to pre-pandemic strength (Miami, Austin), others structurally impaired (San Francisco). CBD office is the most cyclical segment of CRE.
