Free Rent (Concession)

Free rent is a lease concession where the landlord waives rent payments for a specified period — commonly 1–3 months at the start of an office or multifamily lease — to incentivize tenants to sign.

What it means

Free rent (also 'rent abatement' or 'concessions') is a lease incentive. In multifamily, 'first month free' or 'one month free' on a 12-month lease is common during soft leasing periods. In office, free rent is typically 2–6 months on a 7–10 year lease.

Free rent affects economic vs. face rent. A $30/SF lease with 6 months free over 60 months is effectively $27/SF. Sophisticated underwriting models concessions explicitly and focuses on economic rent, not face rent.
