Sponsor

A sponsor is the operating partner in a CRE deal or fund — the party that sources, underwrites, closes, and operates the investment while raising capital from limited partners or investors.

What it means

A sponsor's track record, capital commitment (skin in the game), and operational capability are the most important qualitative factors in any CRE syndication. Typical sponsor compensation includes an acquisition fee (1–2% of purchase price), an asset management fee (1–2% of equity or revenue), a disposition fee, and a promoted interest in profits above hurdles.

High-quality sponsors disclose all fees clearly, make meaningful co-investment, maintain transparent communication, and have a track record across at least one full market cycle.
